Marriott International has expanded its strategic partnership with CP Group through new agreements to develop three additional hotels across New Zealand, reinforcing the global hospitality company’s growing footprint in the country. The projects will introduce Marriott’s flagship Marriott Hotels brand to Rotorua for the first time, while also bringing the premium Autograph Collection brand to Auckland and Wellington.
The latest announcement builds on the continued collaboration between Marriott International and CP Group, following the previously revealed St. Regis Queenstown development. Together, these projects highlight the increasing demand for luxury and lifestyle accommodation experiences in some of New Zealand’s most important tourism destinations.

Scheduled to open between 2026 and 2029, the three new properties will expand accommodation choices for international visitors, domestic travellers and Marriott Bonvoy members. The developments will create new hospitality options across the North Island, connecting guests with Rotorua’s famous geothermal attractions as well as the business, cultural and urban experiences of Auckland and Wellington.

Rotorua Marriott Hotel is expected to introduce Marriott’s presence in Rotorua through the transformation of the existing Arawa Park Hotel Rotorua under a conversion agreement. The property will undergo an extensive 12-month renovation programme before reopening as Rotorua Marriott Hotel in late 2027. Situated on Fenton Street in central Rotorua, the hotel will offer Marriott’s signature hospitality experience alongside modern, thoughtfully designed spaces for visitors discovering the region’s famous geothermal wonders, rich Māori heritage and adventure attractions. The opening will mark Marriott’s first entry into the Rotorua hospitality market.
The Official Auckland, Autograph Collection is planned to bring Marriott’s distinctive Autograph Collection brand to Auckland in 2028, following the redevelopment of a historic building located on Eden Crescent in the city’s central business district. The landmark property will be transformed into a luxury boutique hotel while preserving the building’s unique character and heritage.

Known for independent hotels with strong identities and memorable design concepts, Autograph Collection properties celebrate the individuality of each location. The Auckland hotel will reflect the building’s history while delivering a contemporary guest experience aligned with Marriott’s global luxury and lifestyle portfolio. Expected to feature 82 rooms, the property will become Marriott’s fourth hotel in Auckland and provide travellers with a design-focused stay inspired by the city’s culture and architecture.
In Wellington, Fable Wellington, Autograph Collection is scheduled to open in 2029 after the adaptive reuse of a historic 1940s office building positioned at the intersection of Lambton Quay and Stout Street. The planned 118-room hotel will expand the Fable brand’s presence across New Zealand and become part of CP Group’s growing hospitality portfolio, which already includes five Fable hotels nationwide.
Together, the three developments will significantly strengthen Marriott’s footprint across New Zealand’s North Island while highlighting the company’s strategy of partnering with established hotel owners and investors to enter key tourism markets. The projects will introduce new accommodation choices for leisure travellers, business visitors and Marriott Bonvoy members exploring New Zealand.
Marriott currently operates two hotels in New Zealand, including JW Marriott Auckland and Four Points by Sheraton Auckland. The company is also preparing additional openings, with Sheraton Christchurch and Moxy Auckland expected to launch in 2027. With the addition of the three CP Group properties, Marriott will continue expanding its national portfolio, creating more opportunities for travellers to access its global brands while earning and redeeming Marriott Bonvoy points across New Zealand.
