Eventually, Downtown Champaign will receive a new full-service hotel under the Graduate by Hilton brand and all the years of postponements and many false starts have come to this point. The 144-room, seven-storey hotel is expected to be completed in late summer or early autumn 2027, thus offering a new high-quality option for travelers and visitors, alumni, families, prospective students, or business tourists, right in downtown’s core.
Local officials say the new hotel offers more than just beds: with a restaurant, coffee shop, fitness centre, meeting space and valet parking planned, it promises to add a lively, welcoming base for travellers and a boost to the city’s tourism and hospitality ecosystem.

The site of the proposed hotel, at the northwest corner of Hill and Neil streets, had previously been earmarked for a different brand, under the earlier plans for an Aloft Hotels property. But the developers, led by Doug Altenberger, eventually pivoted to Graduate by Hilton. According to Altenberger, this represents a shift toward a more full-service and upscale hotel, better suited to meet rising costs and match expected demand.
Construction is expected to begin in late spring 2026, when weather conditions improve, with about 16 months of building time. Tentative scheduling calls for opening by August or September 2027, a timing aligned with the return of students to the nearby university campus.

The hotel is expected to create around 60 new jobs, nearly all full-time, boosting local employment as well.
Officials believe the hotel will do more than accommodate visitors, it will act as a catalyst for increased footfall in downtown, benefiting restaurants, shops, and other social venues.
