IHG Hotels & Resorts is expanding its premium hotel portfolio in India with plans to introduce the voco brand to Karjat, one of Maharashtra’s growing leisure destinations within easy reach of Mumbai and Pune.
The international hotel group has signed a management agreement with Discover Resorts Neral Pvt. Ltd. for voco Karjat, a conversion project expected to open in early 2028. Once completed, the property will offer more than 200 rooms and a substantial range of dining, wellness, leisure and event facilities.

The signing gives IHG an opportunity to tap into demand for weekend escapes, destination weddings, celebrations and corporate retreats outside Maharashtra’s largest urban centres.

The signing demonstrates IHG’s interest in India’s expanding leisure hospitality market beyond major metropolitan centres.
Karjat sits in the foothills of the Sahyadri mountain range and has developed as a short-break destination for travellers from Mumbai and Pune.
IHG places Karjat approximately 62 kilometres from Mumbai and 102 kilometres from Pune. That position gives the destination access to two major urban populations while maintaining the landscape and atmosphere associated with a countryside escape.
The combination is important for hotels seeking demand outside conventional city stays.

Karjat’s advantages
Scale will be one of the defining characteristics of the planned hotel.
IHG says voco Karjat will add more than 200 rooms to its portfolio when the conversion is completed.
That inventory gives the property the ability to accommodate individual leisure travellers as well as larger groups attending weddings, social celebrations and corporate events.
The conversion model is also significant. Instead of developing an entirely new hotel from the ground up, IHG and its partner will reposition an existing property under the voco brand.

Hotel positioning
Karjat’s proximity to Mumbai is central to the business case behind the hotel.
Residents of large cities increasingly look for convenient short-break destinations that can be reached without long-distance air travel. Karjat’s location allows travellers to leave the urban environment for a countryside stay while remaining relatively close to Mumbai.
IHG specifically identifies weekend travel as one of the demand segments supporting Karjat’s hospitality market.
The destination can therefore serve travellers seeking short leisure stays as well as families and groups looking for resorts outside the city.

Weekend tourism potential
Mumbai is not the only metropolitan market capable of supporting voco Karjat.
Pune lies approximately 102 kilometres away, according to IHG, providing another substantial source of potential guests.
Access to both cities can help reduce dependence on a single market. Leisure travellers can arrive for weekend stays, while companies in Mumbai and Pune can potentially use the property for meetings and corporate retreats.
This dual-city positioning is one of Karjat’s most important commercial advantages.

Dual-market advantage
voco Karjat is also being positioned for India’s substantial destination wedding and social-events market.
IHG identifies weddings and celebrations as important demand generators for Karjat.
A property with more than 200 rooms can potentially accommodate wedding parties and groups on-site while providing dining, recreation and event-related facilities within the same destination.
The resort setting outside a major city can further differentiate the experience from a conventional urban hotel.

Event opportunities
Corporate travel will form another important part of the hotel’s target market.
Karjat’s position between major business centres gives it potential as a location for off-site meetings, incentive programmes and corporate retreats.
MICE demand can also help a resort diversify occupancy beyond weekends and holiday periods.
IHG explicitly identifies Karjat as an emerging MICE destination, alongside its leisure and wedding potential.

Business travel potential
Food and beverage facilities will play a significant role at voco Karjat.
Plans include three dining venues. The largest will be a 200-seat all-day dining restaurant.
A 50-seat pool bar will support the leisure side of the resort, while a 150-seat rooftop venue will provide another large food and beverage space.
Together, the three outlets will provide capacity for both hotel guests and group business.

Dining highlights
IHG is planning a broad collection of facilities beyond accommodation and dining.
voco Karjat is expected to include a spa and fitness centre, providing wellness and recreation options for resort guests.
The hotel will also offer a kids’ zone and salon. Pet-friendly amenities are planned, expanding its relevance for travellers taking short road-based holidays with their animals.
Parking facilities will further support the property’s positioning as a drive-to leisure destination.

The choice of voco is important to IHG’s strategy.
Launched in 2018, voco has become IHG’s fastest-growing premium brand. As of 30 June 2026, IHG’s development data showed 148 open voco hotels comprising more than 30,000 rooms, with another 122 hotels in the pipeline.
The brand’s growth has been supported in part by its suitability for conversions.
Properties can retain individual characteristics while gaining access to IHG’s global distribution, commercial infrastructure and loyalty ecosystem.

Why voco fits Karjat
The Karjat agreement is part of a much larger expansion programme for IHG in India.
At the time of the signing, IHG reported 53 open hotels across seven brands in India.
More importantly, another 110 hotels were in the development pipeline, with openings expected over the following three to five years.
IHG’s Indian portfolio spans multiple market segments, from luxury and lifestyle properties to premium and essential brands.

IHG India expansion
The signing of voco Karjat highlights a broader change taking place in India’s hotel development market.
Large international groups are increasingly looking beyond established metropolitan business districts and towards destinations that can capture leisure, wedding and corporate-retreat demand simultaneously.
Karjat fits that model particularly well. Its Sahyadri setting provides the atmosphere of a resort destination, while its proximity to Mumbai and Pune creates access to two major customer markets.
For IHG, converting an existing property into a more than 200-room voco hotel provides an opportunity to expand relatively quickly in an emerging premium destination.
For travellers, the hotel is expected to bring an internationally recognised premium brand together with resort facilities including three dining venues, a spa, fitness centre, children’s zone and pet-friendly amenities.
The development should not, however, be described as an immediate hotel opening. The agreement represents a future conversion, with voco Karjat scheduled to welcome guests in early 2028.
