The development was placed into motion after a formal groundbreaking held in June, setting the stage for a modern all-suites property prepared to serve both business and leisure travellers. The project has been positioned at Sun Mountain Center, where flexible suites, upgraded amenities and an innovative design approach are intended to redefine extended-stay travel in the region. The hotel has been structured as a four-story property with 107 suites and placed at 2242 E. Tysons Trail in Sun Mountain Center, Wasilla, Alaska.
The new hotel has been planned for a prime location within the Sun Mountain Mixed-Use District, a setting that has been identified as advantageous due to its proximity to local businesses, recreational areas and essential services. The Wasilla market has been recognised as a rapidly expanding area, making it a favourable environment for new developments. With this project, increased accommodation capacity is expected to support both community needs and visitor demands. The hotel has been designed to serve as a hub for those exploring the wider Southcentral Alaska region, offering convenience, modern comfort and access to major points of interest across the MatSu Valley.
The property has been conceptualised with a focus on flexibility and comfort, particularly for extended stays. Suites have been planned with full kitchens, spacious layouts and 55-inch Smart TVs to support long-term travel occasions. Public areas have been arranged to foster social interaction, including multifunctional spaces, outdoor patios and an innovative lobby equipped with a retail market. An indoor pool, hot tub, fitness centre and guest laundry have been included to enhance convenience for travellers. Additionally, 936 square feet of meeting space has been configured to support gatherings of up to 47 people, allowing the hotel to function as a venue for community events and small corporate functions.
The Home2 Suites Wasilla project has been developed to reflect the brand’s emphasis on home-like amenities and guest-centred design. Complimentary hot breakfast offerings, flexible seating areas, outdoor firepits and BBQ facilities have been arranged to encourage guest comfort and relaxation. The project has been funded through a financing partnership involving Northrim Bank and Nuveen Green Capital. A significant milestone has been achieved by the designation of this development as the first new construction project in the Matanuska-Susitna Borough to be financed using the Commercial Property Assessed Clean Energy and Resilience (C-PACER) programme. This financing mechanism has been utilised across 40 states and Washington D.C. and has gained traction as a cost-effective tool for supporting commercial real estate developments. Its application to this hotel has been considered particularly relevant given Alaska’s seismic activity, requiring investments in resilience and sustainability.
A total of 11 million dollars in C-PACER financing has been allocated to upgrade the property’s energy efficiency, water conservation and seismic resilience. These enhancements have been planned in response to the region’s environmental conditions. Energy-saving systems have been expected to reduce the hotel’s carbon footprint and long-term operating costs. Water-efficient infrastructure and structural reinforcements have been included to improve durability and ensure safety during seismic events. These measures have supported the broader objective of creating a sustainable and resilient commercial asset within the MatSu Valley.
