The deal transforms a derelict block into a vibrant mixed-use hub: a restored historic hotel, new retail, residences and parking, all designed to bring back footfall, energy and purpose to the heart of the city.

What the Redevelopment Plan Looks Like

According to Oliver Hospitality’s official outline: the project will deliver a 70 to 80-room (key) upper-upscale boutique hotel by blending the restored historic structure of Hotel Aiken with a carefully designed four-storey addition.

Street-level retail, around 18,000 sq ft will front onto pedestrian-friendly lanes, including Bee Lane, set to become a hub for dining and boutique shopping that invites locals and visitors alike. Above these retail units, multifamily residences (one- and two-bedroom furnished flats with balconies) will add residential vitality to downtown.

Behind the retail and living spaces, a new city-owned parking garage with capacity for roughly 210 vehicles will discreetly meet the parking needs of hotel guests, shoppers and residents, solving one of the biggest constraints for visitors and locals.

For travellers, Hotel Aiken’s revival presents a rare chance: to stay in a hotel where 125 years of history meet boutique-hotel design. The restored historic wings once home to early 20th-century guests will be rejuvenated, yet retain their heritage charm.

Local boosters believe this redevelopment could “reintegrate a beloved city building into the fabric of city life,” offering not just lodging, but a lively downtown nucleus, boosting Aiken’s appeal to visitors and new residents alike.

Investment, Preservation and Community Confidence

The financial commitment is substantial but measured. On 10 November 2025, the Aiken City Council authorised spending up to USD 2 million on stabilisation and improvement of the hotel building and streetscape upgrades, using funds reallocated from previous under-budgeted city projects.

That preliminary work includes repairs to the hotel’s envelope to halt further deterioration, exterior façade work, courtyard landscaping, utility relocation and design work.

In return and in line with the city’s hope, the project is expected to trigger more than USD 40 million in private investment and generate over 50 full-time jobs, breathing economic life back into Aiken’s downtown.

The preservation of historic aspects is also central. Both the hotel’s original building and adjacent historic blocks will be saved, rehabilitated, and integrated into the new plan, ensuring continuity of heritage while adding modern amenities.

What’s Next and Traveller Expectations

Design-review processes will follow, after which construction will commence on the mixed-use development. Oliver Hospitality’s website places the projected opening for Downtown Aiken around 2028.

For prospective travellers, this means that within a few years, Aiken may offer a fully refurbished boutique hotel stay, integrated with shopping, dining and downtown living, a package more characteristic of larger heritage cities than cosy Southern towns.

For nearly ten years, Hotel Aiken had been a quiet place and a symbol of bygone elegance.
