
IHG Hotels & Resorts has formally acquired Theobalds Estate, Noted Collection, becoming the first hotel within the new premium collection brand launched by IHG recently. Situated in Hertfordshire, this acquisition signifies the owners’ high level of confidence in the IHG approach towards creating premium and luxury hotels, which retain their distinctiveness while making use of the IHG global commercial and loyalty systems. The hotel will serve as an important showcase for the UK & Ireland region and an integral part of the IHG European growth plans.
The Theobalds Estate, owned by Surya Hotels, part of Flying Trade Group, occupies 55 acres of historic parkland near Theobalds Grove, roughly 35 minutes from London Liverpool Street. The property, partially Grade II-listed and formerly an 18th-century royal residence, will undergo extensive refurbishment to preserve its heritage while introducing modern luxury and wellness facilities. Upon completion, it will join Noted Collection by IHG, a curated portfolio of hotels where character, setting, and story define the guest experience.
The property’s redesign will integrate a spa, gym, wellness centre, and longevity-focused programmes, including hyperbaric oxygen therapy, red light therapy, performance coaching, reformer Pilates, spin studio, and an outdoor spa garden. Guests will also enjoy padel courts and full air-conditioning upgrades, including within the historic building that once housed King James I.
The refurbished outbuildings will include a 25-metre outdoor heated pool Lido, upgraded to feature a wellness spa, restaurant, and children’s play area. Additional improvements such as new access roads and arrival canopy will enhance the guest experience. By combining heritage restoration, wellness amenities, and premium hospitality, the project is set to make a significant contribution to the UK hospitality sector, elevating luxury offerings and wellness tourism infrastructure.

Noted Collection is IHG’s 21st brand and 11th new brand in 11 years, targeting upscale to upper-upscale hotels and complementing Vignette Collection, which serves independent luxury hotels. The brand allows hotel owners to preserve the property’s unique identity while leveraging IHG One Rewards and global distribution networks, enhancing operational efficiency and revenue potential.
The brand aims to develop more than 150 hotels worldwide over the next decade, with Theobalds Estate scheduled to open in 2027, positioning it as a flagship example of premium heritage hospitality in the UK.
