Marriott International achieved its highest-ever performance during 2023 in the Caribbean and Latin America (CALA) region by announcing its upcoming hotel expansion plans and signing contracts for 2025. Marriott expanded its presence in the region through 94 signed deals and 40 new properties, which included luxury resorts, midscale options and all-inclusive offerings.

Remarkable Growth in Deals and New Properties

In 2025, Marriott signed a total of 94 deals in the CALA region, adding a significant 10,461 rooms to the pipeline. This marks a 40 percent increase in signed transactions and more than a 30 percent increase in the number of rooms compared to 2024, cementing Marriott’s position as the largest hotel company in the region. By the end of the year, Marriott’s regional footprint had expanded to 555 open properties across 37 countries and territories, with more than 95,000 rooms available to meet the growing demand for diverse accommodation options.

In addition to the properties, nearly 30 properties and 3,000 rooms were signed through conversion deals. By the end of 2025, Marriott had a pipeline of 45 conversion projects, representing more than 6,000 rooms across the region.

Marriott increased its luxury portfolio in CALA with the opening of Nekajui, a Ritz-Carlton Reserve in Costa Rica, and Siari, a Ritz-Carlton Reserve in Mexico. Marriott’s luxury expansion is further exemplified by the upcoming openings of Ritz-Carlton Reserve in Southern Eleuthera, Bahamas and Bvlgari Resort & Residences in Cave, Exuma, both slated for 2029. Additionally, the company’s all-inclusive portfolio saw the addition of several properties, including the W Punta Cana Adult All-Inclusive, which is the first-ever all-inclusive W Hotel. Midscale Segment Momentum with City Express by Marriott

Marriott signed 28 deals for 3,188 rooms in the midscale category. Notably, the brand is expanding into seven new markets, including Argentina, Brazil, Dominican Republic, and Mexico. The City Express by Marriott brand now has nearly 150 hotels across CALA, with a pipeline of 46 deals for the future, adding over 5,200 rooms.

Marriott’s commitment to Brazil remains a cornerstone of its strategy, with the country serving as a key market. In 2025, Marriott signed 13 new deals in Brazil, marking the brand’s growing presence across the country. The City Express by Marriott brand is set to expand further in Brazil’s Northeast, with a multi-unit agreement that will add 30 new properties over the next 15 years.

As Brazil remains one of Marriott’s most important markets, the company has tailored its development strategy to include a mix of resorts, upper-upscale, and midscale hotels.
