Albania’s Ionian Coast is set for a new luxury hospitality arrival, with METT Ksamil scheduled to open in 2029. Sunset Hospitality Group and AICA Properties have signed the hotel development agreement. The project marks METT’s debut in Albania and will add a major lifestyle property to Ksamil’s rapidly evolving tourism landscape. The hotel will combine accommodation, dining, wellness and social spaces across a prominent Riviera setting. Its arrival also coincides with strong growth in Albania’s tourism market and improving transport infrastructure. National data show sustained increases in visitor movements and accommodation demand. Meanwhile, Albania is pursuing a long-term strategy to raise tourism quality and expand destination capacity. The development therefore carries significance beyond another hotel opening.

Ksamil Steps Into Luxury’s Spotlight

The choice of Ksamil reflects how quickly southern Albania has moved up the Mediterranean travel map. The coastal settlement sits close to Sarandë and faces the Ionian Sea. Its turquoise waters and small islands have helped establish it as a major summer destination.

The new property will occupy a strategic position on the Albanian Riviera. Sunset Hospitality expects the hotel to open in 2029. It will expand the METT portfolio to 12 properties worldwide.

The development will combine leisure with wellness, dining and business facilities. Public areas will feature abundant natural light and a central green atrium. Guests will also have panoramic views towards the coastline.

The hospitality offer will extend beyond traditional hotel accommodation. Plans include a beach club, rooftop pool venue and speciality restaurant. Wellness and business facilities will cover more than 10,000 square feet.

A conference room and retail spaces will broaden the hotel’s appeal. Consequently, the property could attract both leisure travellers and higher-spending business groups.

Studio Fuksas will lead the architectural design. The internationally recognised practice is known for distinctive contemporary buildings. Its involvement gives the project a strong design-led positioning from the outset.

For Albania, the timing is equally significant. The country is actively trying to move beyond a purely summer-led tourism model. It now wants higher-value experiences and stronger year-round demand.

Tourism Growth Raises the Stakes

Albania’s tourism expansion provides an important backdrop to the project. Official statistics show that visitor movements have continued to rise during 2026.

In July 2026, 2.83 million Albanian and foreign citizens entered Albania. That represented a 6.1% increase from July 2025. June recorded more than 2.08 million entries, up 0.9% year on year.

Accommodation demand has also strengthened. In June 2026, the number of visitors staying in tourist establishments increased by 17% compared with June 2025.

April delivered an even stronger accommodation performance. Total visitors staying in tourism establishments increased by 19.7%. Non-resident visitors rose by 22.6% during the month.

These figures matter because luxury hotels depend on more than headline arrival numbers. They need sufficient demand for premium rooms, dining, wellness and experiences.

The market appears to be moving in that direction. Albania has attracted growing international attention as a relatively accessible Mediterranean destination. The Riviera, in particular, has become central to that repositioning.

A National Strategy Supports Premium Growth

The hotel announcement arrives alongside a wider government push to upgrade Albania’s tourism proposition. In August 2025, the Albanian government approved its National Tourism Strategy 2030.

The strategy identifies six principal pillars. They include investment, fiscal and regulatory policy, destination management, tourism-product development, destination marketing and capacity building.

The government has also divided the country into six tourism regions. The Ionian Coast forms one of those designated regions, highlighting its strategic importance.

That framework gives developments such as METT Ksamil a broader context. Albania is not simply seeking more visitors. It is attempting to develop better tourism products and stronger destination management.

The government has previously reported rapid growth in international visitation. It recorded 9.7 million foreign visitors between January and September 2024. The figure represented almost the full total recorded during the previous record year.

At the same time, Albania has promoted tourism beyond beaches. Protected areas, cultural sites and agritourism have all formed part of the country’s diversification drive.

That approach could benefit southern Albania. Luxury visitors increasingly seek more than a beach holiday. They often combine accommodation with gastronomy, wellness, nature and cultural experiences.

METT Ksamil appears designed around that broader spending pattern.

Riviera Access Is Changing Quickly

Hotel investment only works when travellers can reach a destination efficiently. Albania has therefore been investing heavily in transport infrastructure.

Tirana International Airport remains the country’s principal aviation gateway. However, the development of Vlora International Airport could change the geography of southern tourism.

The airport has a 3.2-kilometre runway and a 20,000-square-metre terminal, according to Albania’s infrastructure ministry. Government officials have also discussed plans for additional international connectivity.

The first certification flight took place in May 2025. The infrastructure ministry described the airport as a major addition to Albania’s aviation network.

The country’s existing aviation market has also expanded considerably. Albania reported 10 million passengers at Tirana International Airport during 2024. Officials subsequently targeted 12 million passengers for 2025.

For travellers heading to the Riviera, improved aviation access could eventually reduce pressure on existing gateways. It could also create more routing options during the peak season.

Expanding air connectivityCreates greater potential for international leisure demand

The government has also highlighted major road investment. Its infrastructure ministry reported 44.5 kilometres of new roads delivered during one recent development phase.

For visitors, these improvements could make multi-stop itineraries more practical. Travellers may increasingly combine Tirana, Vlorë, the Riviera and southern coastal destinations.

What The New Hotel Means For Travellers

The arrival of a major lifestyle hotel could alter the type of holiday available in Ksamil. The project goes beyond conventional rooms and basic resort services.

A beach club will create a dedicated coastal leisure experience. A rooftop pool venue should provide another premium setting away from the beach. Meanwhile, the speciality restaurant will strengthen the destination’s dining offer.

The wellness facilities could prove particularly important. Modern luxury travellers increasingly value spa, fitness and wellbeing services as part of their accommodation choice.

The conference facilities add another dimension. They could support corporate retreats, private events and small-scale meetings outside the traditional peak leisure period.

That matters for Ksamil because seasonality remains a central challenge for Mediterranean destinations. A broader product mix can help hotels attract visitors during shoulder periods.

The development may also encourage competing properties to raise their standards. More international hospitality brands can increase consumer choice while pushing local operators towards stronger service delivery.

However, growth brings pressures as well as opportunities.

Potential benefitPotential challenge
More premium accommodationHigher pressure on local infrastructure
Greater international visibilityPossible summer congestion
New dining and wellness experiencesRising destination costs
More employment opportunitiesSeasonal labour pressures
Higher visitor spendingEnvironmental management requirements
Wider business-event potentialGreater demand for transport and utilities

For travellers, the result could be a more sophisticated Riviera experience. Yet responsible development will remain essential if Ksamil is to preserve its natural appeal.

Luxury Investment Meets Environmental Pressure

The Ionian Coast’s greatest tourism asset is also its greatest vulnerability. Its appeal rests heavily on beaches, clear water, landscapes and a relatively distinctive coastal character.

Rapid hotel development therefore requires careful destination management. Large-scale investment can generate jobs and tax revenues. It can also increase pressure on water, waste systems, roads and coastal ecosystems.

Albania’s national tourism strategy explicitly incorporates social, environmental and economic principles. That framework becomes particularly relevant as international hospitality brands enter sensitive coastal markets.

The challenge will be balancing visitor growth with the qualities that attract visitors. Luxury positioning also makes environmental standards increasingly important.

High-end travellers often evaluate destinations through sustainability, authenticity and quality. A resort cannot rely on design alone to command premium demand.

The surrounding destination must therefore evolve alongside the hotel. Transport, waste management, public spaces, beaches and local services all influence the guest experience.

For Ksamil, this means the project’s success should ultimately be measured beyond room supply. Destination quality will determine whether luxury growth remains sustainable.

How Ksamil Compares With Mature Rivieras

The Albanian Riviera now competes within a crowded Mediterranean luxury market. Established destinations such as the Greek islands, Montenegro’s Adriatic coast and Croatia already offer international resort brands.

Ksamil nevertheless retains a different market proposition. Its relative newness provides an opportunity to build a contemporary destination identity.

DestinationMarket positioningKey competitive strength
Ksamil, AlbaniaEmerging luxury RivieraScenic coastline and growing international visibility
MontenegroEstablished upscale AdriaticLuxury resorts and dramatic coastal scenery
CroatiaMature Mediterranean marketStrong international recognition and infrastructure
Greek islandsHighly established leisure marketDeep luxury hospitality ecosystem
Turkish RivieraLarge-scale resort marketExtensive resort infrastructure and connectivity

Albania can therefore compete through differentiation rather than simply matching established rivals. Newer hospitality concepts could help the country appeal to travellers seeking less conventional Mediterranean destinations.

The challenge will be maintaining that sense of discovery as visitor numbers increase.

What Travellers Should Expect by 2029

The hotel is not scheduled to open until 2029. Travellers should therefore treat current plans as development information rather than an immediately bookable product.

Room rates, opening dates, booking channels and final facilities may change before launch. Travellers planning future trips should check official announcements closer to the opening.

The wider destination, however, is already changing. Tourism demand continues to expand, while infrastructure investment is improving Albania’s international accessibility.

Visitors heading to Ksamil should also consider travelling outside the busiest summer weeks. Late spring and early autumn can provide a different experience, with potentially less intense coastal pressure.

Travellers should also build time for destinations beyond Ksamil. Sarandë, Butrint and other southern attractions can broaden a Riviera itinerary.

The result is a destination that increasingly lends itself to multi-day travel rather than a short beach stop.

A New Chapter For Albania’s Riviera

The signing of METT Ksamil signals a significant step in Albania’s transformation into a more sophisticated Mediterranean tourism market. The 2029 project brings an international lifestyle brand, a design-led concept and a broader luxury proposition to the Ionian Coast. It also arrives as visitor numbers and accommodation demand continue to climb.

For travellers, the significance extends beyond one new hotel. Improved aviation access, national tourism planning and rising investment are collectively reshaping southern Albania. The opportunity is substantial, but so is the responsibility to protect the coast’s natural appeal. If development remains balanced, Ksamil could emerge as one of the Mediterranean’s most compelling new luxury destinations.
