IHG Hotels & Resorts (IHG), a global hospitality leader, has entered into a major Master Development Agreement with Australian property developer ALAND to introduce its internationally recognised upscale extended-stay brand, Staybridge Suites, to Australia and create a large nationwide hotel network.

The strategic partnership will give ALAND exclusive rights to develop Staybridge Suites properties across Australia, with plans to establish a portfolio of at least 15 hotels featuring more than 2,000 rooms nationwide. The agreement marks a significant step in expanding IHG’s extended-stay presence in the Australian market while creating a long-term growth platform for the brand.

As part of the agreement, IHG and ALAND have already secured franchise agreements for the first two Staybridge Suites hotels in Australia. These include the 130-room Staybridge Suites Sydney Parramatta and the 112-room Staybridge Suites Sydney Leppington, both located in Greater Western Sydney. The upcoming properties will be operated by Signature Hotel Management Group.

The Sydney Parramatta and Sydney Leppington hotels will represent the first stage of the planned national rollout of Staybridge Suites in Australia. The expansion further strengthens the growing collaboration between IHG and ALAND, following the recent opening of the 130-room voco Gosford hotel at ALAND’s Archibald precinct.

Matt Tripolone, Managing Director, Australasia & Pacific, IHG Hotels & Resorts, said: “This is a significant long-term development agreement for IHG in Australia. Establishing a portfolio of at least 15 hotels and 2,000 rooms with one development partner gives us a clear pathway to build a meaningful position in the extended-stay segment, where we see considerable long-term opportunity.
“Importantly, this is not simply an agreement about future growth. We are announcing the first two Staybridge Suites hotels in Parramatta and Leppington from the outset, giving the portfolio immediate momentum in two important Western Sydney growth markets.
“ALAND has substantial development capability and ambition, and we share a clear vision for the opportunity ahead. Bringing that alignment together with IHG’s brands, distribution and enterprise gives us a strong foundation to grow the partnership over the long term.”

Andrew Hrsto, Founder and CEO, ALAND, said: “This agreement is an exciting evolution of our partnership with IHG and creates an opportunity to establish a significant new accommodation platform across Australia. We look forward to bringing the first hotels to Parramatta and Leppington and growing the portfolio nationally.”

Staybridge Suites is entering two important Australian growth markets through Parramatta and Leppington, creating a strategic presence across Greater Western Sydney’s expanding business, residential and infrastructure landscapes. The two locations offer different but complementary opportunities for the brand, with Parramatta serving as a key commercial hub and Leppington benefiting from its connection to the fast-developing Western Sydney International Airport precinct and the Aerotropolis growth area.

Parramatta has evolved into one of Sydney’s most significant business districts, attracting companies, workers and investment, while Leppington is emerging as a major future-focused destination driven by new infrastructure and airport-linked development. Together, these markets provide strong foundations for Staybridge Suites’ extended-stay accommodation model, designed to serve travellers requiring flexible stays beyond traditional hotel visits.

As of June 2026, Staybridge Suites operates 355 hotels worldwide, with another 152 properties under development. The brand focuses on travellers who need accommodation for several nights, weeks or even longer periods, offering larger residential-style suites combined with hotel services, comfort and community-focused experiences.

Australia’s extended-stay accommodation sector is gaining momentum as more travellers seek flexible options for business assignments, relocation needs, infrastructure projects and longer work commitments. Demand is being supported by corporate guests, professionals involved in major developments and visitors looking for a home-like environment while away from home.

Staybridge Suites is responding to the rising demand for flexible accommodation by combining the trusted standards of a global hotel brand with the comfort and practicality of residential-style living. The brand’s extended-stay concept is designed for guests who need more space, greater independence and a welcoming environment during longer journeys, business assignments or temporary relocations.

Unlike traditional short-stay hotels, Staybridge Suites focuses on creating a home-like experience with spacious suites and services that support longer visits. This approach allows travellers to enjoy the convenience of hotel facilities while having the flexibility and comfort often associated with apartment accommodation.

The expansion into Parramatta and Leppington highlights the growing importance of Greater Western Sydney as a major centre for economic activity, infrastructure development and population growth. These locations are becoming increasingly attractive for businesses, workers and visitors as new commercial areas, transport links and major projects continue to reshape the region.

By establishing a presence in these emerging markets, Staybridge Suites is positioning itself to capture the growing demand for long-term visitor accommodation in Australia. The move reflects broader changes in travel patterns, where guests increasingly seek flexible, comfortable and reliable places to stay for extended periods.
