Cyprus’s hotel renovation can have a lasting impact on global hospitality

Investors are keenly awaiting the commencement of the renovation and operation of a notable hotel, following the Environmental Authority’s approval. The project’s architects have disclosed that construction will start as soon as all necessary permits are secured, with the work expected to span approximately three years and cost around €40 million. The Environmental Authority has given its consent to the project, stipulating specific terms and conditions in its decision. The project is to be situated in a mountainous locale, adjacent to a national forest park that is part of a protected Natura 2000 site. Importantly, the Environmental Department has determined that an Environmental Impact Assessment Study is not required for this project.

The project has been designed with environmental sensitivity in mind, aiming to minimize the impact on the local black pine population. Buildings are to be erected on previously disturbed land, including the locations of former tennis courts, and efforts have been made to reduce the footprint of the development further by adjusting the location and size of some houses and parking spaces. A preserved hotel and a café-restaurant currently stand within the project’s proposed plot; the plan is to repair, add to, and expand the hotel while demolishing the two other existing structures.

The development’s broader area will maintain a mix of residential and commercial uses, including spaces for dining and summer activities, a park, a camping site, and the Forestry College. The plan includes demolishing two buildings, dividing the land into three plots for different purposes, and constructing roads. The division will see the preservation and expansion of the existing hotel, the construction of apartment buildings, and the development of 22 houses, with Limadino Ltd. being the owner in the community of Prodromos, Limassol province.

The project is segmented into five stages, each requiring separate town planning applications, including land division, road construction, and the demolition of existing buildings, with specific actions already receiving approval from the Conservation Branch of the Town Planning Authority. The intended mixed-use tourism and residential development promises to breathe new life into the area, featuring a variety of housing options and facilities designed to attract visitors and residents alike.
