In a recent announcement to Bloomberg, Kushner’s investment firm, based in Miami, unveiled ambitious plans to redefine tourism landscapes in the Balkans. The visionary project entails transforming the remote island of Sazan, previously utilized solely as a military base, into a luxurious eco-resort under the prestigious Aman brand. Kushner expressed his admiration for Sazan Island, deeming it “one of the most untouched and unique coastal lines I have seen anywhere in the world.”

Furthermore, Kushner’s company, Affinity, aims to extend its transformative endeavors to the Albanian region of Zvërnec near Vlorë. The proposal outlines the development of multiple upscale resorts boasting approximately 10,000 hotel rooms and villas, potentially elevating the tourism infrastructure of the area.

In addition to the Albanian ventures, Kushner disclosed plans to rejuvenate the heart of Belgrade by repurposing three derelict blocks into a lavish hotel complex with commercial facilities and over 1,500 residences. This initiative holds significant historical significance as the targeted area has remained vacant since the NATO bombing in April 1999.

Having served as a senior adviser to the White House, Kushner’s transition into the realm of private enterprise has been marked by substantial success. Bloomberg reports indicate that Affinity Partners manages assets valued at $3.1 billion, with considerable backing from investors, notably including $2 billion from the Saudi Arabian Public Investment Fund. The company’s expansion scope extends beyond tourism, with interests in renewable energy, data centers, and artificial intelligence.

The Albanian Ministry of Tourism and Environment, in response to inquiries from Voice of America, confirmed the submission of an application by Kushner’s company for the Sazan Island project. However, the ministry emphasized the necessity of thorough review processes to ensure alignment with Albania’s vision of environmentally sustainable tourism. While past proposals for Sazan Island were declined due to incongruence with this vision, Kushner’s initiative has sparked optimism regarding the island’s potential as a Mediterranean tourism gem.

Regarding the Zvërnec project, the ministry expressed openness to quality investments, particularly from strategic allies like the United States, affirming Albania’s commitment to fostering excellence in tourism standards. While details of the Zvërnec endeavor remain undisclosed, the government’s stance underscores its proactive approach to facilitating investments conducive to the country’s economic growth.

In conclusion, Kushner’s ventures in the Balkans hold promise for both local tourism and travelers seeking unique, eco-conscious destinations. As these projects unfold, they are poised to redefine the region’s hospitality landscape, attracting attention from global tourists and investors alike.
