Dusit International, one of Thailand’s most recognised hospitality and property development companies, is strengthening the presence of its unique lifestyle hotel brand ASAI Hotels within Thailand with the signing of management agreements for two new properties in Southern Thailand: ASAI Hat Yai and ASAI Patong Phuket.
Expected to welcome guests in 2028 and 2029 respectively, the upcoming hotels will expand ASAI Hotels’ presence into two of Southern Thailand’s most dynamic destinations. The new developments highlight Dusit’s continued focus on growing a brand concept built around authentic experiences, local culture, community engagement and meaningful discovery.
Designed for modern travellers who value connection and exploration, ASAI Hotels offers a fresh approach to hospitality by combining smartly designed accommodation with lively social spaces. The brand focuses on creating affordable yet memorable stays where guests can interact with local communities, discover neighbourhood experiences and enjoy the character of each destination.
Rather than functioning as traditional hotels, ASAI properties are created as gateways to their surroundings. Each location works closely with nearby restaurants, entrepreneurs, artists, designers and local communities to introduce visitors to the authentic identity of the destination. Guests are encouraged to experience local food, culture and lifestyle while enjoying comfortable and thoughtfully designed spaces.

The ASAI concept features compact guest rooms designed for efficiency and comfort, supported by flexible communal areas where visitors can relax, work, dine and connect. This approach reflects the changing expectations of travellers who increasingly seek personalised experiences, cultural immersion and a stronger connection with the places they visit.
The arrival of ASAI Hat Yai and ASAI Patong Phuket represents another major milestone in Dusit’s strategy to expand the lifestyle brand across key travel destinations. Hat Yai, known as a vibrant commercial and cultural hub in Southern Thailand, and Patong Phuket, one of the country’s most internationally recognised tourism areas, provide strong opportunities for ASAI to deliver its community-focused hospitality model.
Since launching its first property in Thailand with ASAI Bangkok Chinatown in 2020, the brand has continued to grow its regional presence. Its portfolio has expanded with ASAI Bangkok Sathorn and ASAI Kyoto Shijo in Japan, demonstrating rising demand for lifestyle accommodation that blends affordability, design, convenience and authentic local experiences.
With additional developments planned, ASAI Hotels is positioning itself as a growing hospitality brand for travellers seeking more than just accommodation. Through its focus on neighbourhood integration, creative spaces and local partnerships, the brand aims to redefine contemporary stays by bringing guests closer to the culture and communities that make each destination unique.
“Today’s travellers are increasingly looking beyond traditional hotel stays. They want places
that reflect the character of their destination, provide opportunities for connection, and
deliver meaningful experiences without compromising on quality or value,” said Chanin
Donavanik, Group CEO, Dusit International. “ASAI Hotels was created with these
evolving expectations in mind, and the signing of ASAI Hat Yai and ASAI Patong Phuket
demonstrates our confidence in the long-term potential of Thailand’s lifestyle hospitality
segment. Both destinations have their own unique energy and strong growth prospects, and
we look forward to introducing hotels that connect guests with the communities, culture, and
experiences that make each location special.”
ASAI Hat Yai will bring the brand’s distinctive lifestyle hospitality concept to Samchai Road in the centre of Hat Yai, positioning the hotel in one of Southern Thailand’s most influential commercial and tourism destinations. As a major gateway linking Thailand with Malaysia and neighbouring markets, Hat Yai continues to experience strong visitor demand driven by its convenient transport connections, vibrant business environment, famous street food culture, and unique Thai-Chinese heritage.
The upcoming property will feature 116 well-designed guestrooms tailored to a wide range of travellers. The accommodation will include comfortable options for solo guests and couples, as well as larger rooms equipped with bunk beds to meet the needs of families and groups seeking flexible and practical stays.
Beyond accommodation, ASAI Hat Yai will be developed as a lively community-focused space where visitors and local residents can interact. The hotel will offer an all-day dining venue, café and bar, adaptable co-working areas, meeting facilities, and a fitness centre. These facilities will support the brand’s vision of creating a social neighbourhood hub that blends travel, work, leisure, and local experiences.
Meanwhile, ASAI Patong Phuket will expand the brand’s presence into Phuket, one of Asia’s most recognised island destinations and a leading international tourism hotspot. The hotel will introduce ASAI’s locally connected hospitality model to Patong, an area known for its beaches, entertainment, dining experiences, and energetic atmosphere.
Situated in the centre of Patong, the property will be only around five minutes from Patong Beach and approximately an hour’s drive from Phuket International Airport. The hotel will offer around 85 guestrooms along with a vibrant ground-floor café and social area based on ASAI’s signature Eat/Work/Play concept. Additional facilities will include a rooftop swimming pool and fitness centre, creating a modern and flexible environment for travellers who want to experience Phuket’s local lifestyle beyond conventional resort accommodation.
Designed to reflect the creative spirit and diverse character of Patong, ASAI Patong Phuket will provide guests with easy access to the destination’s coastal attractions, local cuisine, entertainment venues, and cultural experiences while offering a contemporary place to relax and connect.
The ASAI Hotels brand is also preparing for further regional growth, with ASAI Gamuda Cove in Malaysia scheduled to open in the third quarter of 2026. Located within the expansive 1,530-acre Gamuda Cove township near Kuala Lumpur, the property will mark ASAI’s first entry into Malaysia. It will introduce the brand’s community-driven hospitality style in a destination that combines green spaces, recreational attractions, entertainment facilities, and lifestyle experiences.
ASAI Hotels is also planning future expansion into the Philippines through ASAI Oslob Cebu, expected to open in late 2027, followed by ASAI Camaya Coast in late 2028. These upcoming developments highlight the brand’s strategy of creating locally inspired hotels in emerging destinations across Asia.
ASAI Hotels forms part of Dusit Hotels and Resorts, one of the nine brands within Dusit International’s global hospitality portfolio. The collection includes luxury resorts, wellness-focused properties, lifestyle hotels, and contemporary urban accommodations designed for modern travellers.
Dusit Hotels and Resorts currently operates across 19 countries with a portfolio of 50 hotels, complemented by around 237 luxury villas managed through Elite Havens, a leading luxury villa rental provider in Asia. With more than 50 additional properties currently under development worldwide, Dusit International continues to strengthen its global presence while expanding its range of hospitality experiences across key travel markets.
