Pula Heritage & Resort Hotel Monumenti opens spring 2025, blending historic charm with modern luxury as the crowning jewel of the Sv. Katarina-Monumenti project.
The Heritage & Resort Hotel Monumenti in Pula is set to open in spring 2025, marking the final stage of the ambitious Sv. Katarina-Monumenti development.

With a €35 million investment in the hotel itself and a total of over €85 million allocated to the entire project, this transformative endeavor is being spearheaded by Kermas Istra d.o.o., a company owned by LNS Tourism Ltd. from Malta and Emma Sigma from Cyprus.
Situated on the grounds of a former Austro-Hungarian military barracks, the hotel seamlessly blends historical significance with modern luxury, while preserving its status as a protected cultural landmark.

Guests will enjoy sea views from every side of the hotel. One side offers a view of the Polesana marina on the island of Sv. Katarina, which boasts 450 berths and has been operational for several years as part of Kermas Istra’s portfolio. On another side, guests can admire the Brijuni Islands, while the remaining sides overlook both a sandy beach and a serene bay.
The original officer’s garden has been transformed into a lush oasis, featuring flowers, gazebos, fountains, and elegant decor. This area will serve as a prime venue for social and business events, ranging from cocktail receptions to conferences.

The hotel features a blend of historical and modern architectural styles. One wing preserves the original barracks’ structure, offering 58 rooms, each measuring 33 square meters. Meanwhile, the contemporary glass wing boasts 40 rooms and eight luxurious apartments, ranging from 70 to 120 square meters. The interiors incorporate calming pastel shades, nautical influences, military motifs, and symbolic design elements through photographs, antiques, and artwork.
Hotel facilities include a 1,500-square-meter beachfront, an indoor heated pool, a spa, a wellness center, saunas, a fitness area, and a conference hall capable of accommodating over 300 people.
Although rated as a four-star property, the hotel will offer five-star services and amenities, aiming to position itself at the forefront of the luxury tourism and conference markets.
Danko Končar, the project’s initiator, called the hotel his “life project,” emphasizing its fusion of Pula’s military and maritime history with high-end tourism. Končar also highlighted Croatia’s untapped potential in attracting premium tourists, with the hotel and its marina expected to draw wealthy guests and luxury yachts.
The hotel is currently recruiting around 70 staff members for various roles, including chefs, receptionists, and marketing staff. Competitive packages include accommodation and meals, with a focus on hiring local talent, though applicants from across Croatia are encouraged.
As of January, the finishing touches to both the interior and exterior of the hotel will be underway, with a technical inspection planned. By that time, the hotel is expected to be 90% complete.
