A tourism development worth Dh6 billion is launched on Yas Island. The development aims to integrate marinas and parks, and provide diverse leisure activities. With the start of construction of the first phase of the mixed-use project Dh6 billion, integrated tourism development THE WADI, Abu Dhabi is launching a new waterfront community. The project is spread over 14 million square feet and will feature residential units, a hotel, retail and leisure facilities and services.

The development aims to create a nature-focused community where residential life connects with outdoor experiences, water features, sports facilities and hospitality offerings. Designed around the relationship between landscapes, water and modern living, THE WADI reflects Abu Dhabi’s growing focus on creating destinations that combine lifestyle, tourism appeal and long-term investment opportunities.

The project is being developed by Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group. The development company will oversee the complete journey of THE WADI, covering planning, construction, delivery and long-term community management.

Located on Yas Island, one of Abu Dhabi’s most prominent entertainment and tourism destinations, THE WADI is positioned as a new waterfront community designed to attract residents, investors and visitors. The development is expected to strengthen Yas Island’s expanding portfolio of residential, leisure and hospitality projects.

Nature Inspired Community Designed Around Water And Green Spaces

THE WADI takes inspiration from the UAE’s natural environment, particularly the traditional concept of a valley where water creates a connection between land and life. The project translates this idea into a modern residential setting where nature becomes a central part of daily living.

The master plan is built around a central valley that stretches through the development, creating a landscaped heart for the community. This area will serve as a gathering space surrounded by greenery, walking routes and open-air experiences.

The development will include extensive landscaping featuring native plants, ghaf trees and palm trees, reflecting the region’s natural identity. Water elements and open pathways will further enhance the connection between residents and outdoor spaces.

The design approach focuses on creating a balanced environment where buildings, landscapes and public areas work together. Climate-responsive features will support comfortable outdoor experiences, including building orientation and landscaping strategies designed to encourage natural air movement.

Several residences will include private balconies and terraces, allowing residents to enjoy views of the surrounding landscape and waterfront environment. Homes will feature modern facilities including fitted kitchens, fully tiled bathrooms, double-glazed windows, central air conditioning and dedicated parking spaces.

Nearly 4000 Homes Planned With Integrated Lifestyle Facilities

THE WADI will include approximately 3,950 residential units, offering a range of options from studios to one, two and three-bedroom apartments. The project is designed to support different lifestyle needs while creating a complete community environment.

Beyond residential spaces, the development will combine leisure, retail, hospitality and commercial facilities within the same destination. A hotel is also planned as part of the wider master plan, adding another tourism-focused element to the project.

Residents and visitors will have access to multiple recreational facilities, including sports clubs, fitness centres, wellness facilities, children’s areas and entertainment spaces. Restaurants and retail outlets will provide additional services within the community.

The inclusion of pedestrian routes, running tracks and cycling paths is expected to encourage active lifestyles. These facilities are planned to connect different parts of the development while reducing dependence on vehicles within the community.

A waterfront area and yacht marina will become key attractions of THE WADI, creating opportunities for leisure activities and enhancing the project’s position as a waterfront destination on Yas Island.

Strategic Yas Island Location Supports Tourism And Investment Growth

THE WADI benefits from its location along Yas Canal, an emerging waterfront area that has become part of Abu Dhabi’s wider residential and tourism expansion plans.

The development is positioned close to major attractions and transport connections. It is approximately five minutes by car from Zayed International Airport, allowing convenient access for residents, business travellers and international visitors.

Major Yas Island attractions are also nearby, including Ferrari World Yas Island, which is around nine minutes away by car. Central Abu Dhabi can be reached in approximately 23 minutes, connecting the project with the emirate’s business, cultural and commercial districts.

The location places THE WADI within an ecosystem that includes entertainment venues, hotels, retail destinations and waterfront communities. Yas Island has increasingly developed into a global leisure destination, attracting visitors through theme parks, events, hospitality offerings and lifestyle experiences.

By adding a large-scale residential and leisure project, THE WADI is expected to contribute to the island’s continued transformation into a destination combining tourism, business and residential opportunities.

Abu Dhabi Strengthens Position As Global Lifestyle Destination

The launch of THE WADI reflects Abu Dhabi’s broader strategy of developing communities that combine quality housing, tourism infrastructure and sustainable design principles.

The project introduces a different approach to residential development by placing nature, outdoor experiences and community spaces at the centre of planning. Instead of focusing only on housing, the development integrates entertainment, recreation, hospitality and commercial facilities into one connected destination.

Its waterfront setting, marina facilities and landscaped surroundings are designed to create an environment that appeals to both permanent residents and visitors seeking unique experiences.

The development also aligns with the increasing demand for mixed-use communities where people can live, work and enjoy leisure activities within a single location. Such projects are becoming an important part of global destination planning as cities focus on creating attractive environments for residents and international investors.

With thousands of homes, extensive leisure facilities and a strong connection to Yas Island’s tourism infrastructure, THE WADI represents a significant addition to Abu Dhabi’s growing portfolio of large-scale lifestyle developments.

New Destination Vision Brings Together Residential Living And Leisure

THE WADI is planned as more than a residential project. It represents a new destination concept where homes, nature, recreation and hospitality come together within one integrated environment.

The development’s combination of residential units, marina access, green spaces, sports facilities and commercial areas creates a complete lifestyle ecosystem. Its design focuses on creating long-term value through a balance of modern architecture and natural surroundings.

As Yas Island continues expanding its role as an international tourism and entertainment hub, projects such as THE WADI are expected to play a key role in shaping the future of Abu Dhabi’s waterfront communities.

By combining nature-inspired design with modern amenities and strategic connectivity, THE WADI introduces a new chapter in Yas Island’s development journey, creating a destination built around community, leisure and contemporary living.
