Minor Hotels Unlocks New Dubai Islands Luxury Experience with 111-Key Ampersand Beach House for 2029
Minor Hotels has expanded its luxury hospitality pipeline in the UAE with the signing of Ampersand Beach House, a new 111-key boutique lifestyle hotel that will join the Colbert Collection. The development will become the first purpose-built property under the Colbert Collection brand and will introduce the concept to Dubai Islands for the first time.
Expected to welcome guests in late 2029, Ampersand Beach House will bring the character of London’s established Ampersand hospitality concept to Dubai’s waterfront. The Ampersand Hotel has operated in London for more than a decade, building a strong reputation for distinctive design and guest experiences. Its Dubai counterpart will reinterpret that identity through a more relaxed coastal setting, combining sophisticated hospitality with the atmosphere of barefoot beachfront luxury.

The agreement represents another step in Minor Hotels’ expansion across the United Arab Emirates, particularly within the luxury and lifestyle segments. It also supports the hospitality group’s wider strategy of introducing distinctive brands and experience-led properties into destinations with strong long-term tourism and investment potential.
Boutique Luxury Arrives on Dubai Islands
Ampersand Beach House will be positioned within Dubai Islands, a major waterfront development that is emerging as a new leisure and hospitality destination in Dubai. The hotel is being designed as an intimate alternative to the city’s larger luxury resorts, with a strong emphasis on individual service, modern architecture and carefully curated lifestyle experiences.

The property will offer 111 guestrooms and suites, including distinctive pool terrace suites intended to strengthen its resort-style appeal. Guests will also have access to destination-led restaurants and dining concepts, rooftop leisure facilities, wellness amenities and purpose-designed social areas.
These spaces are expected to serve both overseas visitors and Dubai residents, helping the property operate not simply as a place to stay but as a wider lifestyle destination.

A specialist team has been assembled to deliver the architectural and interior vision for Ampersand Beach House.

The collaboration is intended to create a property where architecture, interiors and guest experiences work together to establish a distinctive identity suited to its beachfront location.
Dubai’s Luxury Hospitality Market Continues to Diversify
The signing also highlights the continuing transformation of Dubai’s luxury hotel landscape. Alongside its large-scale resorts and internationally recognised hospitality brands, the city is seeing greater emphasis placed on smaller, highly individual properties built around design, personalised service and lifestyle experiences.
Ampersand Beach House is being developed to respond to this evolving segment, combining boutique accommodation with dining, wellness, leisure and social experiences within a single beachfront setting.
With its planned late-2029 opening, the hotel will add another lifestyle-focused property to Dubai Islands while strengthening Minor Hotels’ presence in the UAE’s expanding luxury hospitality sector.

The UAE continues to present outstanding opportunities for thoughtful, design-led hospitality, and Dubai Islands is set to become one of the city’s defining leisure destinations. Ampersand Beach House perfectly captures the vision of Colbert Collection by delivering an intimate luxury experience centred on exceptional design, personalised service and a strong sense of character. We are delighted to welcome the Ampersand team as a valued partner and to continue expanding our luxury portfolio with projects that bring something truly distinctive to the market.Amir Golbarg, Chief Operating Officer, Minor Hotels Middle East & Africa
Exceptional hotels begin with a clear vision and the right operating partner. Minor Hotels’ experience in luxury hospitality, combined with the positioning of Colbert Collection, made them the natural choice for Ampersand Beach House. We wanted to deliver something that is not yet present in Dubai’s hotel scene: a hotel that lets guests step away from the typical bold luxury and into a refined world of barefoot luxury, with a feeling of peace, harmony and island holiday. Every decision on this project has been made with the guest experience in mind, and our focus now is on delivering a hotel that will become a landmark for visitors and residents alike.Anton Fedun, Financial & Strategic Advisor, Ampersand Beach HouseThe agreement represents a significant milestone in the continued expansion of Colbert Collection across the UAE. The brand is set to establish its first presence in Dubai later this year when Dukes The Palm Dubai Hotel becomes part of the portfolio after undergoing a comprehensive renovation and repositioning. This Dubai debut will pave the way for the arrival of Ampersand Beach House in 2029, further extending the collection’s footprint in the emirate.
The development comes as Dubai Islands rapidly evolves into a major waterfront destination, supported by substantial investment across its hospitality, residential, leisure and tourism infrastructure. Against this backdrop, Ampersand Beach House is expected to respond to rising demand for high-end lifestyle stays and distinctive beachfront experiences. Its addition will also support Minor Hotels’ long-term expansion strategy in the Middle East, strengthening the group’s presence within one of the region’s most dynamic luxury hospitality markets.
