The completed transformation marks a new chapter for the property at 1 Ocean Boulevard, which first opened as the Sea Turtle Inn in 1973 before becoming One Ocean Resort & Spa. The revitalised hotel combines its historic identity with a contemporary coastal design intended to reflect the character of Atlantic Beach.

 Dune House Hotel & Spa, the oceanfront escape inspired by Atlantic Beach’s midcentury design and surf culture, has unveiled its completed transformation, introducing four distinct dining concepts, a revitalized spa and a fully reimagined guest experience. The independent, 193-room hotel, operated by Sage Hospitality Group, brings together thoughtful design, destination dining, restorative wellness and locally rooted experiences inspired by the character and culture of Atlantic Beach. Dune House marks a new chapter for the storied 1 Ocean Boulevard address, which first welcomed guests as the Sea Turtle Inn in 1973 and later became One Ocean Resort & Spa.

Erik Kreft, General Manager of Dune House Hotel & Spa, said preserving the property’s connection with the local community remained central to the transformation. Local ownership, he added, has helped support the hotel’s long-term vision while retaining the property’s significance to Atlantic Beach.

The hotel is positioned close to Beaches Town Center, placing guests within easy reach of independent restaurants, bars and shops.

How Does Dune House Approach Dining?

Four food and beverage concepts now form the centrepiece of the hotel’s culinary offering, with each designed for a different part of the guest experience.

Coastal Farmer is the signature oceanfront restaurant, led by Executive Chef Daniel Tederous and Director of Food & Beverage Kiwi Dabold. The concept adapts Sage Restaurant Concept’s Urban Farmer brand for Atlantic Beach, focusing on seafood, regional produce and a relaxed coastal dining style.

The restaurant works with regional suppliers including Mayport Fishery, Chatel Farms in Georgia and Claxton Poultry Farms. Menu highlights include East Coast oysters, a 16-ounce dry-aged New York strip from Chatel Farms and Chef de Cuisine Nicolos Kes’ flounder with haricot vert and caper brown butter.

The venue includes indoor and outdoor seating, two private dining rooms, a 54-seat Bar Lounge and an oceanfront patio accommodating 48 guests.

Cafe Dune offers coffee, pastries and light fare, while Sea Turtle Scoops pays tribute to the property’s former identity by serving Mayday Ice Cream near the beach path. Poolside Soothsayer completes the programme with craft cocktails, small bites and a tiki-inspired atmosphere.

What Is the New Design Like?

The redesigned hotel takes inspiration from Atlantic Beach’s midcentury architecture and surf culture. Sage Studio worked with New York-based Islyn Studio to create interiors that combine contemporary coastal elements with references to the property’s surroundings.

The hotel’s name also references William Morgan’s Dune House, the distinctive 1975 residence built into the dunes less than a mile from the property.

Inside, clean architectural lines are combined with collected furnishings, handcrafted ceramics and local artwork. Wood, stone and woven textiles are paired with a sun-washed palette inspired by sand, sea and vintage surfboards.

The 193 guestrooms and suites continue the theme with warm timber, woven textures, original artwork and large windows overlooking the coastline.

What Wellness Facilities Are Available?

The revitalised Dune House Spa extends the property’s coastal theme into its wellness offering. Treatments incorporate ocean minerals and coastal botanicals, with signature experiences including the Dune House Signature Massage, Seaside Thermal Renewal body ritual and Luminous Facial.

Guests can also use the oceanfront swimming pool, direct beach access, beach chairs and umbrellas, bicycles and a 24-hour fitness centre.

The wellness programme is complemented by outdoor activities. JAX Surf & Paddle provides surf and paddleboard rentals, guided lessons and yoga, connecting visitors with the area’s established coastal lifestyle.

How Does Dune House Connect Guests With Atlantic Beach?

Local experiences are integrated throughout the property rather than being limited to organised activities. The redevelopment follows the property’s July 2024 acquisition by a joint venture involving Sage Investments, Aspect Real Estate Group, Corner Lot and Kelco Management and Development.

Daniel del Olmo, President and CEO of Sage Hospitality Group, described the project as an investment in both the property and the distinctive experiences associated with Atlantic Beach. He also recognised the contribution of ownership partners, Sage teams, local collaborators and the surrounding community.

With the transformation now complete, Dune House Hotel & Spa combines the legacy of the 1 Ocean Boulevard property with a new hospitality concept centred on dining, wellness, design, events and direct access to Atlantic Beach.

Royal Palm South Beach Miami

Miami Beach is another major centre of hotel investment in 2026, with Royal Palm South Beach Miami completing a more than $100 million transformation.

The 404-room property reopened following renovations covering guestrooms and suites, the lobby, dining concepts, swimming pool, beachfront areas and meeting facilities. Eleven additional guestrooms were also introduced.

The project represents a substantial repositioning of the South Beach property, with the refurbishment extending beyond accommodation into the wider guest experience. Approximately 20,000 square feet of meeting and event space was also incorporated into the renewed operation.

Signia by Hilton Diplomat Beach Resort, Hollywood

The former Diplomat Beach Resort in Hollywood entered a new phase in 2026 as Signia by Hilton Diplomat Beach Resort.
