Why carlton cannes is selling a private riviera lifestyle instead of just a luxury hotel stay

Carlton Cannes is redefining luxury for the GCC’s UHNW travellers, moving beyond the traditional five-star hotel experience to create a highly personalised private Riviera lifestyle. Following its grand transformation and repositioning under the Regent brand, the iconic Cannes property is placing privacy, residential-style accommodation, discreet service and bespoke experiences at the centre of its strategy for Middle Eastern luxury travellers.

With 37 Residences, signature suites including the 352-square-metre Katara Suite, a 450-square-metre Penthouse with a private rooftop and pool, and the Carlton Beach Club on La Croisette, the hotel is building a proposition designed around space, exclusivity and flexibility. Its focus extends beyond accommodation, with personalised wellness, dining, yacht charters, shopping and private Riviera experiences forming part of the guest journey. As Carlton Cannes engages luxury travel advisors, DMCs and private-client specialists at ATM Dubai 2026, its strategy centres on developing quality partnerships and attracting high-value, repeat GCC business.

How Carlton Cannes is positioned for UHNW Middle Eastern travellers

1. Privacy is built into the accommodation offering

The strongest proposition is the hotel’s move beyond conventional rooms into residential-style luxury. Carlton Cannes has 37 residences, including large multi-bedroom residences, while its most exclusive accommodation includes the 500m² Penthouse with a private 500m² rooftop, pool and outdoor kitchen. The hotel also has VIP side-street entrances, underground access, private parking and 24-hour room service.

For Middle Eastern families travelling with extended family, assistants or security teams, this creates something particularly valuable: the ability to retain the services and prestige of a five-star hotel while maintaining the feeling of a private residence.

The hotel’s management has also specifically stated that its security and privacy protocols are adapted according to the delegation, with different arrangements possible for celebrities, heads of state and other high-profile guests.

2. Discretion rather than conspicuous service

For UHNW travellers, privacy is often as important as luxury itself. Carlton’s design incorporates secluded garden and peristyle spaces, while the hotel’s concierge and guest-relations operation is geared towards highly responsive, discreet service. Condé Nast Traveler notes that the property can have as many as 14 24-hour concierges during peak season, supported by guest-relations managers and butlers.

That lends itself particularly well to VIP Middle Eastern clientele: service when requested, minimal intrusion when not.

3. Hyper-personalisation

The Carlton’s current Regent positioning places considerable emphasis on anticipating individual preferences. The hotel describes its approach as “hyper-personalization”, with guest preferences recorded and translated into personalised gestures and service.

For GCC guests, this can be particularly powerful because the luxury proposition can extend well beyond the room: preferred dining arrangements, family requirements, transportation, shopping, beach experiences, yacht charters, wellness and private events can all be coordinated through the hotel’s service infrastructure.

4. A strong family and multi-generational proposition

This is perhaps one of the most commercially interesting aspects. The residences offer substantially more space and, in some cases, kitchens, private lifts and service entrances. Carlton’s management has explained that the residences were designed partly for guests who don’t necessarily want the conventional hotel experience but still want access to the hotel’s services.

For GCC families, that creates an attractive combination of space + privacy + hotel infrastructure, particularly for longer summer stays.

5. Bespoke experiences rather than simply accommodation

The hotel has positioned its concierge and Experience Agents around creating experiences beyond the property — including yacht charters, helicopter excursions, designer shopping and personalised Riviera itineraries. Its location directly on La Croisette also puts guests immediately within Cannes’ luxury retail and social ecosystem.

This is important because the UHNW Middle Eastern traveller increasingly isn’t simply purchasing a hotel room; they are purchasing access — access to yachts, private dining, shopping, events, beaches, entertainment and experiences that would be difficult to arrange independently.

6. Wellness and personal care

The renovated Le C Club adds another layer to the proposition, with La Prairie treatments, personalised facial treatments, Pilates, boxing, cryotherapy and bespoke fitness programmes.

For high-net-worth guests accustomed to sophisticated wellness offerings in Dubai, Riyadh, Doha and Jeddah, this helps ensure that the Carlton experience isn’t simply about heritage and glamour but also contemporary wellbeing.

7. An existing understanding of the GCC market

This isn’t an entirely new audience for Carlton. The hotel’s General Manager has previously identified Middle Eastern delegations from Saudi Arabia, Qatar, Lebanon and Egypt among its markets.

There is also a particularly interesting strategic dimension: Carlton Cannes is owned by Katara Hospitality, the Qatar-based luxury hotel developer and operator, in partnership with IHG. That gives the property an unusually strong connection to the Gulf luxury-hospitality ecosystem.

The key opportunity

I would therefore summarise Carlton’s GCC strategy as:

“From luxury accommodation to a private Riviera lifestyle — combining residential privacy, discreet security, hyper-personalised service and privileged access to the very best of Cannes and the Côte d’Azur.”

The opportunity is particularly strong because the Carlton does not need to compromise its French identity to appeal to GCC travellers. Instead, it can layer Middle Eastern guest preferences onto an authentically French Riviera proposition: Belle Époque heritage, La Croisette, haute cuisine, couture, yachts, private beaches, wellness and exceptional service.

That is arguably more compelling for UHNW GCC travellers than simply offering a hotel with a long list of “Middle Eastern amenities.”

Following the Carlton’s transformation and its repositioning as a Regent hotel, we have a very compelling proposition for our regional luxury clientele because we can offer something beyond a traditional hotel stay — we can offer a private Riviera lifestyle.

At the very top end, the Katara Suite is particularly significant for the GCC market. At 352 square metres, with two bedrooms, two large terraces overlooking the Mediterranean and Bay of Cannes, and its own private sauna, it offers the space, privacy and residential feel that is highly relevant to UHNW families. We also have our exceptional 450-square-metre Penthouse, together with a 450-square-metre private rooftop featuring its own pool and outdoor kitchen, providing an extraordinary level of exclusivity.

Beyond the signature suites, our 37 residences are particularly attractive for families travelling for longer periods. They range from one to four bedrooms and combine the intimacy and space of a private residence with the full-service infrastructure of a luxury hotel. For GCC families travelling with children, extended family or staff, that flexibility is extremely valuable.

The Carlton Beach Club is another major part of the proposition. It gives guests direct access to one of Cannes’ most iconic private beach experiences, with elegant beachfront dining, private sunbeds and a pontoon, together with a range of water sports. We see this not simply as a beach facility, but as an extension of the Carlton lifestyle — somewhere families can spend the entire day in comfort and privacy before transitioning into Riviera dining and nightlife.

And then there is the level of personalisation. Our approach is very much about understanding the individual guest rather than applying a standard VIP package. Butler service, 24-hour room service, discreet VIP entrances and underground access, private parking, tailored concierge assistance and our Experience Agents allow us to build the stay around the guest.

Wellness is also increasingly important to our GCC clientele. Le C Club offers individually tailored fitness programmes, professional-level training, Pilates, boxing and bespoke spa treatments, including La Prairie. So the proposition is not only about luxury accommodation; it encompasses wellness, privacy, family time, beach, gastronomy and access to the best experiences on the Côte d’Azur.

Ultimately, what we are showcasing to our regional partners is the ability to personalise the entire Riviera experience around the guest — from the moment of arrival, through their residence or suite, to private beach experiences, dining, wellness, shopping, yachts and bespoke excursions. That combination of heritage, space, discretion and highly personalised service is what makes the new Carlton particularly relevant to the GCC UHNW market.”

One particularly strong GCC point

There is also a subtle but powerful story behind the Katara Suite: its name and the hotel’s ownership connection to Qatar give you an opportunity to demonstrate that Carlton Cannes has an authentic connection to the Gulf, rather than simply marketing itself toward the region. The Katara Suite itself is the property’s largest suite, at 352m².

At ATM Dubai, our focus is very much on giving our Middle Eastern travel partners something that they can sell with confidence to their most discerning clients. Rather than competing purely on rate, we are creating packages around value, access and personalisation.

For the summer period, our strongest proposition is our suite and Residence portfolio. The Residences offer up to four bedrooms, generous living spaces and fitted kitchens, while still giving guests access to the full services of the Carlton. For larger GCC families, this is particularly compelling because it combines the privacy of a private residence with the service and security of a five-star hotel.

We are also focusing heavily on suite bookings, where we can add meaningful benefits such as airport transfers, breakfast, upgrades and hotel credit through our luxury advisor programmes. Our current Destined proposition, for example, includes a US$100 hotel credit, guaranteed room upgrade and daily breakfast for two, with return airport transfers on suite bookings and one-way transfers on Regent Residence bookings.

For our top-producing partners, the conversation is therefore about building bespoke offers around the client rather than creating a one-size-fits-all promotion. That could mean a Residence stay with private transfers, preferred beach arrangements, wellness experiences, dining and personalised concierge services, or a highly exclusive suite package for a family looking for a more private Riviera experience.

The Carlton Beach Club is an important part of that proposition. It gives our summer guests an iconic Cannes beachfront experience directly on the Croisette, and we can combine that with personalised dining and Riviera experiences to create a complete summer itinerary rather than simply selling accommodation.

Ultimately, we want our Middle Eastern travel advisors to see Carlton Cannes as a property where they can bring their most important clients and know that the hotel will take ownership of the entire experience.”

Our objective at ATM Dubai is very targeted. We are not simply looking for volume; we are looking to deepen relationships with the travel advisors, luxury agencies, DMCs and private-client specialists who have access to the GCC’s highest-value travellers.

From a booking perspective, our priority is to grow summer leisure business from Saudi Arabia, the UAE, Qatar and Kuwait, particularly for Suites and Regent Residences, where we see a strong opportunity for multi-generational families and longer stays.

We are also looking to secure more preferred relationships with luxury travel designers and DMCs who can consistently position Carlton Cannes within bespoke Côte d’Azur itineraries. The Residence product is particularly interesting here because it allows advisors to build a much more residential and private proposition around the client.

A second objective is to increase our share of high-value repeat business. We want advisors to think of Carlton Cannes not only for Cannes Film Festival or major events, but as a summer destination in its own right — with the Beach Club, wellness, gastronomy, shopping, yachts and personalised Riviera experiences all forming part of the journey.

And strategically, there is a very interesting long-term opportunity through the wider Regent network. Regent is continuing to expand in the Middle East, including future properties in Jeddah and Riyadh, so there is an opportunity for us to build relationships with regional partners around the broader Regent luxury ecosystem rather than a single hotel.

1. With the GCC market being a primary driver for the French Riviera, how is Carlton Cannes tailoring its luxury offerings, privacy and services for high-net-worth Middle Eastern travellers?

Carlton Cannes:
The GCC is an extremely important market for the French Riviera, and at Carlton Cannes we see a strong opportunity to build long-term relationships with discerning Middle Eastern travellers by offering something beyond a traditional luxury hotel stay — a truly personalised and private Riviera experience.

Our approach is not about creating a separate or overly commercialised “Middle Eastern product”. Instead, it is about understanding the expectations of our GCC clientele and adapting our service around the individual guest and their family.

Privacy and space are particularly important. Our 37 Residences, ranging from one to four bedrooms, provide a residential experience while giving guests access to the full services and facilities of the hotel. This is especially relevant for multi-generational families or guests travelling with extended family and staff.

At the highest level, our signature suites and residences offer exceptional space, privacy and exclusivity, complemented by discreet VIP arrivals, private access, underground parking, 24-hour room service and highly personalised concierge support.

Our philosophy is very much centred around discretion, anticipation and personalisation. We want our guests to feel that the Carlton team understands their preferences before they have to ask, while ensuring that their privacy is respected at every stage of their stay.

This extends beyond the hotel itself. Through our concierge and Experience Agents, we can curate private yachts, helicopters, shopping, dining, wellness and bespoke Côte d’Azur experiences.

Ultimately, for our UHNW Middle Eastern guests, we want Carlton Cannes to feel like their private Riviera home — with all the privileges and services of one of the world’s most iconic luxury hotels.

2. Following the property’s grand restoration and repositioning under the prestigious Regent brand, what unique VIP suites, Beach Club experiences and personalised amenities are you showcasing to regional buyers?

Carlton Cannes:
The transformation of Carlton Cannes has allowed us to create a proposition that is particularly compelling for the UHNW segment because we can combine the heritage and glamour of the Carlton with a contemporary residential approach to luxury.

Our suite and Residence portfolio is central to this. The Katara Suite, at 352 square metres, offers two bedrooms, expansive terraces overlooking the Mediterranean and Bay of Cannes and a private sauna. At the very top of the accommodation offering, our 450-square-metre Penthouse features a private 450-square-metre rooftop with its own pool and outdoor kitchen.

These are not simply hotel rooms; they provide a genuine sense of residential privacy and exclusivity, which is particularly attractive to families and principals from the GCC.

Our Residences are equally important, particularly for longer summer stays. They offer up to four bedrooms, generous living spaces and kitchens, while guests continue to benefit from the hotel’s service, security, concierge and hospitality infrastructure.

The Carlton Beach Club is another key part of the experience. Located directly on La Croisette, it gives guests an iconic Cannes beachfront setting combined with elegant dining, private sunbeds and access to a range of Riviera experiences.

We are also seeing increasing demand for wellness and personal wellbeing. Le C Club offers personalised fitness programmes, Pilates, boxing, bespoke treatments and high-end spa experiences, allowing guests to maintain their wellness routines while travelling.

But perhaps the most important differentiator is personalisation. Whether it is a suite, Residence, private beach experience, wellness programme, dining arrangement or Riviera excursion, we aim to build the experience around the individual guest rather than offering a standardised VIP package.

3. For the Travel And Tour World audience, what exclusive B2B packages and summer offers are you presenting to top Middle Eastern travel advisors at this event?

Carlton Cannes:
Our focus at ATM Dubai is very much on giving our Middle Eastern travel partners propositions that they can confidently present to their most discerning clients.

We are deliberately not approaching the GCC market purely through rate-led promotions. For the luxury segment, we believe the greater opportunity is to create added value, exclusivity and meaningful benefits around the stay.

For summer, our Suite and Residence portfolio is particularly compelling. We can work with our luxury travel partners to create bespoke packages that combine accommodation with personalised transfers, breakfast, upgrades where available, hotel experiences, wellness, dining and Beach Club access.

For larger families, the Residences provide an especially attractive proposition because they offer the space and privacy of a private home while retaining the full service of the Carlton.

For our luxury travel advisors, we also have preferred-partner benefits available through our luxury programmes, including suite and Residence benefits such as upgrades, breakfast, hotel credit and airport transfers, depending on the booking category and programme.

The objective is to give advisors something more powerful than simply a discounted room rate. We want them to be able to say to their client:

“Let us take care of your entire Riviera experience.”

That could include the Residence or suite, private airport transfers, a personalised Beach Club experience, wellness, private dining, yacht charter, shopping and bespoke excursions.

This is where we believe Carlton Cannes has a genuine advantage — we can combine an exceptional hotel product with the access and personalisation expected by UHNW travellers.

4. What key booking targets or strategic partnerships are you looking to secure during your time at ATM Dubai 2026?

Carlton Cannes:
Our objective at ATM Dubai is very targeted. We are not simply looking for volume; we are looking to build high-quality, long-term partnerships with the travel advisors, luxury agencies, DMCs and private-client specialists who have direct access to the GCC’s highest-value travellers.

From a booking perspective, we see significant potential to grow summer leisure business from markets including Saudi Arabia, the UAE, Qatar and Kuwait, particularly around Suites and Residences.

We are also looking to strengthen our relationships with luxury travel designers and DMCs who can position Carlton Cannes within bespoke Côte d’Azur itineraries rather than simply selling the hotel as a standalone stay.

Another important objective is to increase repeat and referral business. We want our partners to think of Carlton Cannes throughout the year — not only during Cannes Film Festival or major events, but also for summer family holidays, extended stays, wellness escapes and private Riviera experiences.

The strategic opportunity is particularly exciting because Carlton Cannes is part of the wider Regent luxury ecosystem, while its ownership by Katara Hospitality also gives us a strong connection to the Gulf luxury-hospitality market.

So, if I were to summarise our objectives at ATM Dubai, they would be quality, partnerships and conversion.

We want to meet the right luxury advisors, develop sustainable relationships with the GCC’s UHNW clientele and ultimately convert those relationships into high-value, repeat business for Carlton Cannes.

Most importantly, we want our regional partners to know that when they send their most important clients to Carlton Cannes, they are not simply booking a room — they are entrusting us with the entire Riviera experience.
