At the Resort and Residential Forum today, Marriott International unveiled its rapid expansion of branded residential properties across the Europe, Middle East, and Africa (EMEA) region. The company’s portfolio now includes 70 projects, with 43 in the signed pipeline and 27 already operational.

Over the last two years, the global hospitality giant has secured 26 agreements to introduce branded residences in renowned locations across the region, marking more than a twofold increase compared to the previous two years. These properties span a diverse array of settings, from opulent resort destinations like The St. Regis Residences, Casares – Costa del Sol, a much-anticipated project unveiled last month, to upscale urban locales such as the W Residences at Dubai Harbour, catering to a broad range of potential homeowners.

Marriott Branded Residences present developers with a unique opportunity to tap into the power of 16 prestigious luxury and premium brands, 13 of which currently feature residential properties or have signed agreements in the EMEA region. These offerings allow licensees to benefit from robust brand recognition and advanced lead generation systems, which can significantly boost sales velocity and elevate the overall sales value for developers. This fall, the company revealed The St. Regis Residences, Casares, Costa del Sol, a premier standalone residential project in Spain. As Marriott’s inaugural branded residence in the country, this development is set to redefine the region’s luxury living standards.

In Dubai, The Ritz-Carlton Residences, Dubai, Creekside, which is currently under construction, will feature 200 residences spread across seven buildings and 12 mansions. Each property will be equipped with private yacht berths, offering an exclusive waterfront lifestyle.

Partnering with Marriott, Highgate announced plans to rebrand multiple properties in Algarve, Portugal. Set to open in mid-2025, the new developments will include The Residences at The Westin Salgados Beach Resort, Algarve and Marriott Residences Salgados Resort, Algarve, which will combine luxury residences with hotel amenities.

Meanwhile, The Ritz-Carlton Residences, Diriyah has commenced sales for its exquisite villas, apartments, and duplexes. Designed with inspiration from the Najdi heritage, these homes represent a fusion of elegance and tradition. The earlier release of 106 standalone villas at the Diriyah North District saw an overwhelming response, with all properties sold within a year.

In Dubai, The St. Regis Residences, Financial Center Road saw a stunning 70% of its units sold in just one hour after launch. Similarly, in Manchester, the W Residences quickly garnered attention, with 98% of its units sold in under six months, highlighting the strong demand for properties under Marriott’s luxury brands.

By the end of 2024, Marriott is expected to unveil several exciting new projects in the region, including:

  • Nujuma, a Ritz-Carlton Reserve Residence in Saudi Arabia, marking the brand’s first Reserve property in the EMEA region. The development promises a unique escape into Saudi Arabian culture and the hidden wonders of the Red Sea.
  • The Residences at The St. Regis Al Mouj Muscat Resort in Oman, set in one of the country’s most exclusive neighborhoods, will offer a luxurious gateway to Oman’s cultural riches.
  • The Residences at The St. Regis Belgrade, Marriott’s first St. Regis Residences in Southeast Europe, will provide a bespoke living experience with stunning views of the Belgrade skyline.
  • In Baku, The Ritz-Carlton Residences, Baku will reflect the city’s diverse cultural heritage, offering residents exceptional service and luxury in a vibrant district of Azerbaijan’s capital.
