PASHA Real Estate Group and Marriott International, Inc. have signed an agreement to develop hospitality and residential projects in Azerbaijan and Georgia. Three new projects will include a Ritz-Carlton hotel and residences in Zagulba Beach in Baku, as well as the creation of a new Residential Tower of the Ritz-Carlton Residences, Baku. The alliance will also include a new Le Méridien hotel in Tbilisi, giving Marriott a stronger foothold in the area.

The agreement was formally signed during a ceremony held at The Ritz-Carlton, Baku, attended by senior executives from both companies, including PASHA Real Estate Group Chief Executive Officer Ozgur Geter and Marriott International President for Europe, Middle East and Africa Neal Jones. The event marked another step in the continued collaboration between the two organisations to expand premium hospitality and branded living experiences in Azerbaijan and Georgia.

The Ritz-Carlton Baku, Zagulba and The Ritz-Carlton Residences, Baku, Zagulba

Marriott International is set to introduce The Ritz-Carlton brand’s renowned hospitality experience and refined design to Zagulba Beach, a prestigious coastal destination located north of Baku along the Caspian Sea. The upcoming The Ritz-Carlton Baku, Zagulba is planned as an exclusive beachfront resort featuring 80 luxury guestrooms and suites designed to offer an elevated seaside stay.

The property is expected to include a selection of premium dining experiences along with world-class leisure facilities, including an indoor swimming pool, fitness centre, luxury spa, beach club and The Ritz-Carlton Club Lounge. The development aims to create a sophisticated retreat combining coastal relaxation with the brand’s signature personalised service.

The project will also feature The Ritz-Carlton Residences, Baku, Zagulba, a luxury residential development comprising 282 apartments and villas. Designed to provide an exceptional lifestyle experience, the residences are expected to offer residents access to exclusive amenities, including a private clubhouse, fitness centre, swimming pool, children’s club, cinema and direct private beach access.

Expansion of The Ritz-Carlton Residences, Baku

Building on the success of The Ritz-Carlton Residences, Baku, which opened in 2023, PASHA Real Estate Group plans to expand the existing development with a new residential tower. The additional tower is expected to introduce 238 luxury residences, further strengthening Baku’s growing branded residential market.

The new phase will include dedicated lifestyle facilities such as a residents’ lounge, fitness centre and swimming pool, creating an enhanced living environment supported by the premium standards associated with The Ritz-Carlton brand.

Le Méridien Tbilisi

Marriott International is also planning to expand its presence in Georgia with the introduction of Le Méridien Tbilisi in the Chugureti district of central Tbilisi, an area recognised for its cultural character and growing appeal among visitors and residents.

The new hotel is expected to feature 152 contemporary guestrooms, multiple dining venues, meeting and event spaces, and a fitness centre. Reflecting Le Méridien’s focus on creativity, culture and enjoying life’s moments, the property will incorporate signature brand concepts, including Le Méridien Hub, a modern social space that transforms the traditional hotel lobby into a vibrant gathering environment.

Strengthening Marriott And PASHA Real Estate Partnership

The newly announced developments further expand the long-standing partnership between PASHA Real Estate Group and Marriott International.
