JK Urbanscapes and Minor Hotels Announce ₹110 Crore Luxury Retreat in Darjeeling

India’s luxury hospitality sector is set to welcome a new international retreat concept as JK Urbanscapes Developers Limited (JKUDL) partners with Thailand-headquartered Minor Hotels to develop Anantara Retreat Darjeeling Hills in West Bengal. Announced on 19 October 2026, the project represents an investment of ₹110 crore by JK Urbanscapes in partnership with Kaushal Kumbhat.

Scheduled to open in 2031, the 70-key development will mark the first Anantara Retreat in India. The property will occupy part of the 849-acre Tindharia Tea Estate, approximately 40 kilometres from Darjeeling town, bringing luxury accommodation and wellness-focused hospitality to the Eastern Himalayan tea-growing region.

The agreement represents a significant addition to JK Urbanscapes’ hospitality portfolio and introduces a specialised offering from Anantara Hotels & Resorts, one of Minor Hotels’ international luxury brands.

Tindharia Tea Estate to Provide a Distinctive Setting

The proposed retreat will be developed within a working tea plantation in Tindharia, where the surrounding landscape features rolling tea gardens, forested hillsides and expansive valley views.

Situated between 450 and 1,000 metres above sea level, the estate offers a natural environment suited to secluded accommodation and restorative travel experiences.

Rather than replacing the plantation’s existing identity, the development is planned to integrate hospitality operations with its continuing tea production.

Guests will have opportunities to explore the estate, understand traditional cultivation practices and experience the journey of tea from plantation to factory.

This approach aims to preserve the destination’s agricultural character while introducing a new source of tourism activity.

Seventy Luxury Suites and Tented Villas Planned

Anantara Retreat Darjeeling Hills will feature 35 suites and 35 tented villas distributed across the estate’s slopes.

The accommodation will be complemented by an Anantara Spa, fitness facilities and a swimming pool overlooking the surrounding tea gardens and valleys.

Wellness will form a central part of the guest experience, with programmes incorporating yoga, mindfulness, fitness, nutrition and personalised spa treatments.

The development will also include approximately 750 square metres of meeting and event facilities, accommodating intimate corporate gatherings, destination weddings and smaller meetings, incentives, conferences and exhibitions (MICE) events.

The combination of luxury accommodation, wellness services and event facilities is intended to attract different segments of the premium leisure and hospitality market.

Minor Hotels Expands Its Luxury Hospitality Offering in India

Anantara Retreats is a specialised hospitality concept within Anantara Hotels & Resorts, focusing on secluded locations, individualised service and experiences connected to local environments.

The Darjeeling project will introduce this concept to India’s established tea tourism landscape.

For Minor Hotels, the agreement provides an opportunity to extend Anantara’s presence through a property designed around the region’s natural and cultural characteristics.

For JK Urbanscapes, the development supports its strategy of creating destination-led hospitality assets that combine commercial value with distinctive local experiences.

Abhishek Singhania, Chairman and Managing Director of JK Urbanscapes Developers Limited, highlighted the importance of protecting the estate’s identity while developing a luxury hospitality destination.

Maneesh Mansingka, Joint Managing Director, emphasised the integration of accommodation, wellness and tea-related experiences to establish a sustainable, long-term hospitality asset.

Bagdogra Airport to Provide Access to the Retreat

The planned retreat will be approximately 33 kilometres from Bagdogra International Airport, with the developer estimating a road journey of around one hour.

Bagdogra provides connections to major Indian cities, including Delhi and Kolkata, making the destination accessible to domestic travellers and international visitors arriving through connecting flights.

The development could strengthen Darjeeling’s position in India’s premium leisure market by expanding accommodation options beyond conventional hill-station hotels.

Its emphasis on wellness, tea heritage and landscape-led hospitality also reflects growing industry interest in experiential travel and destination-specific luxury accommodation.

Darjeeling Project Targets Opening in 2031

The agreement establishes a long-term development commitment, with the property’s opening currently scheduled for 2031.

Dillip Rajakarier, Group CEO of Minor International, the parent company of Minor Hotels, welcomed the opportunity to create a retreat shaped by Darjeeling’s tea-growing environment.

The project will bring together JK Urbanscapes’ development capabilities and Minor Hotels’ hospitality expertise, positioning the estate as a future luxury retreat destination in eastern India.

The Anantara Retreat Darjeeling Hills project represents an important addition to India’s evolving luxury hospitality landscape. With ₹110 crore committed to its development, the planned 2031 opening will introduce international wellness-led accommodation to Tindharia, potentially strengthening Darjeeling’s appeal among premium travellers seeking nature, cultural immersion and personalised experiences.
