Omaxe Partners With Lemon Tree Hotels for INR 4,000 Crore Hospitality Expansion Across India, marking a major investment in the country’s growing accommodation sector. The partnership covers 10 hotel projects offering 4,000 rooms across pilgrimage destinations, commercial centres and transport hubs, strengthening hospitality infrastructure beyond India’s established metropolitan markets.

Omaxe and Lemon Tree Hotels Join Forces to Expand India’s Hospitality Infrastructure

India’s hospitality industry is preparing for another significant expansion as real estate developer Omaxe Limited enters into a memorandum of understanding with Carnation Hotels Private Limited, a wholly owned subsidiary of Lemon Tree Hotels Limited, to operate 10 hotel projects across the country.

The proposed portfolio comprises approximately 4,000 rooms, with an estimated investment of INR 4,000 crore. The developments will strengthen accommodation capacity across important business districts, pilgrimage destinations and transport hubs.

The agreement forms part of Omaxe’s wider INR 6,200 crore hospitality expansion strategy, announced in June 2026. Under this programme, the developer plans to establish 19 hotels across five Indian states.

The latest arrangement represents an important operational milestone, connecting Omaxe’s property development capabilities with Lemon Tree Hotels’ established hospitality management expertise.

The projects are expected to be developed and commissioned over periods ranging from nine months to five years, depending on their individual requirements.

Ten Hotel Projects Planned Across Major Indian Destinations

The proposed developments will cover several strategically important locations, including Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi and Faridabad.

These destinations serve different travel markets, ranging from religious tourism and business travel to airport-related accommodation and short domestic stays.

In Lucknow, two proposed properties at Bus Terminal, Jankipuram and Bus Terminal, Vrindavan Yojna will offer 500 and 330 rooms respectively. Another development, Omaxe BeTogether Centre Point in Amausi, near the airport, will provide 693 rooms.

Vrindavan, one of India’s prominent religious tourism destinations, will receive two proposed developments. Omaxe Eternity-II will comprise 501 rooms, while Omaxe BeTogether Courtyard will contribute another 81 rooms.

Other proposed properties include a 215-room development on Ambedkar Road in Ghaziabad and a 150-room hotel at Omaxe Connaught Place in Greater Noida.

Amritsar will feature a substantial 745-key serviced apartment development, while Kaushambi will receive a 350-room property at Omaxe BeTogether Centre Point.

Faridabad’s World Mall, located in Sector 79, will accommodate another 435 rooms.

Together, these developments are intended to support India’s increasingly diverse domestic travel market.

Religious Tourism and Regional Travel Drive Hotel Investment

The geographical distribution of the projects reflects growing interest in hospitality development beyond India’s largest metropolitan centres.

Pilgrimage destinations such as Vrindavan and Amritsar attract travellers seeking accommodation close to religious landmarks, cultural attractions and established visitor facilities.

At the same time, Lucknow, Ghaziabad, Greater Noida and Faridabad serve expanding commercial and residential markets, creating demand for business accommodation, family stays and short visits.

Airport-adjacent developments, particularly the proposed Amausi property, also offer opportunities to serve passengers travelling through regional aviation networks.

The combination of these locations highlights how hospitality investment is increasingly being aligned with specific travel purposes rather than relying exclusively on conventional metropolitan hotel markets.

For travellers, the proposed expansion could eventually provide additional branded accommodation choices across destinations with different infrastructure and service requirements.

Lemon Tree Hotels to Manage Properties Across Multiple Hospitality Segments

Under the proposed operating arrangement, the properties will function within Lemon Tree Hotels’ brand portfolio.

The operator’s involvement will bring established hotel management capabilities to developments created by Omaxe.

Neelendra Singh, Managing Director of Lemon Tree Hotels Limited, said Tier 2 and Tier 3 cities have remained central to the company’s growth strategy.

He explained that the partnership would accelerate expansion across destinations ranging from transport hubs in Lucknow to pilgrimage centres such as Vrindavan.

Singh also highlighted the complementary strengths of the two companies, combining Omaxe’s nearly four decades of property development experience with Lemon Tree Hotels’ more than two decades of hospitality expertise.

The arrangement is expected to support Lemon Tree Hotels’ asset-light growth strategy by increasing its managed portfolio without requiring the operator to develop and own every property.

Omaxe Plans Sale-Led Development Without Loan Funding

A notable feature of the proposed expansion is Omaxe’s financing approach.

The developer intends to follow a sale-led development model, using proceeds from property sales to fund project completion.

According to the company, this structure is expected to eliminate the requirement for loan funding for the proposed developments.

The approach connects hospitality development with Omaxe’s broader experience in residential, commercial and mixed-use property projects.

Mohit Goel, Managing Director of Omaxe Limited, said India’s hospitality opportunity was expanding beyond traditional metropolitan markets.

He identified temple towns, commercial centres and transport hubs as destinations with distinct accommodation requirements.

Goel also emphasised that combining Omaxe’s development strategy with Lemon Tree Hotels’ operational capabilities would support disciplined capital deployment.

The proposed financing structure remains dependent on successful sales, development execution and individual project requirements.

Hospitality Expansion Complements Omaxe’s Wider Real Estate Portfolio

Established in 1987, Omaxe has developed residential, commercial and integrated township projects across multiple Indian markets.

The company reports delivering approximately 145.50 million square feet of real estate across 32 cities in eight states and union territories.

Its portfolio includes Omaxe New Chandigarh Township, World Street in Faridabad, Omaxe Chowk in Delhi’s Chandni Chowk and Royal Residency in Ludhiana.

The company is also developing The Omaxe State in Dwarka, a mixed-use destination combining retail, hospitality, sports and entertainment facilities.

The proposed hotel developments will extend this integrated approach by incorporating accommodation into locations already associated with commercial activity, urban development and visitor movement.

For Lemon Tree Hotels, the partnership provides another route to expand its operational presence across regional Indian markets.

What the Expansion Means for India’s Travel Industry

The proposed partnership demonstrates how India’s hospitality development pipeline is responding to demand from multiple travel segments.

Religious tourism, regional business travel, domestic leisure holidays and transit-related accommodation are becoming important considerations for developers planning new properties.

By combining hospitality operations with established real estate developments, Omaxe and Lemon Tree Hotels aim to create accommodation suited to the needs of individual destinations.

However, the projects remain subject to development and commissioning schedules, and the memorandum of understanding should not be interpreted as confirmation that all 10 properties are already operational.

Successful delivery would increase branded accommodation capacity in several regional markets and support the continued geographical diversification of India’s hotel industry.

The Omaxe and Lemon Tree Hotels partnership signals growing confidence in India’s regional hospitality market. With 10 proposed properties, approximately 4,000 rooms and INR 4,000 crore in planned investment, the arrangement could strengthen accommodation choices across pilgrimage centres, commercial districts and transport hubs while supporting long-term tourism infrastructure development.
